The Gas Safety Regulations 1998 outline the duties of landlords to ensure installed gas appliances, fittings and chimneys/flues provided for their tenants are safe to use. As a landlord, your legal duties apply to accommodation occupied under a lease or licence. This includes (but is not limited to):
- Residential premises provided for rent.
- Rented holiday accommodation such as holiday homes, cottages, flats, caravans etc.
- Rented rooms, private households, bed-sit accommodation, B&B (bed and breakfast) accommodation.
Your Duties As A Landlord
As a landlord, you must ensure that you carry out the following:
- Gas safety checks such as annual gas checks on the appliance and flue.
- Maintenance work such as pipework, chimney/flues that need to be repaired etc.
- Maintain a record of these gas safety checks. This would be in the form of your own documentation and a Landlord Gas Safety Record. You must keep this for two years and issue a copy to each existing tenant.

It's the annual safety certificate landlords are legally required to obtain for every gas appliance in a rented property. It must be carried out by a Gas Safe registered engineer.
How long does a gas safety check take?+
